How to compare foundation repair bids
Got two quotes that are thousands of dollars apart? Here is how to line them up, what a fair bid in Central Indiana should include, and the questions that expose an upsell.
How do I know if a foundation repair quote is fair?
A fair quote names every repair, gives the exact pier count and depth target, shows floor elevations measured before the work, and puts the warranty in writing. If two bids don't list the same items, you can't compare their totals.
What does foundation repair cost around Fishers and Indianapolis?
Most full stabilization jobs in Hamilton and Marion County land between $8,500 – $28,000. Individual systems are priced per pier, per anchor or per job, so the count drives the total.
| Repair | Typical price | What it fixes |
|---|---|---|
| Push Pier Installation | $1,200 – $2,500 per pier | Hydraulic steel piers driven through Central Indiana clay to load-bearing glacial till, then used to lift and lock your foundation. |
| Helical Pier Underpinning | $1,500 – $2,500 per pier | Screw-anchor piers torqued into competent soil to support lighter structures, additions, porches and decks without heavy excavation. |
| Helical Tiebacks & Wall Anchors | $800 – $1,500 per anchor | Structural anchors that stop and often reverse bowing basement block walls caused by hydrostatic and lateral clay pressure. |
| Crawlspace Encapsulation | $5,500 – $11,000 | 20-mil vapor barriers, sealed vents, sump systems and commercial dehumidification to shut down subterranean moisture for good. |
| Exterior French Drainage Systems | $3,500 – $8,500 | French drains, footing drains, swales and downspout extensions that move water away from expansive clay before it reaches your foundation. |
| Slabjacking & Polyurethane Foam Lifting | $1,200 – $3,500 | Precision polyurethane injection that raises settled driveways, garage floors, patios and walkways in a single visit. |
| Basement Waterproofing | $5,000 – $15,000 | Interior drain tile, sump systems and wall sealing that relieve hydrostatic pressure against Central Indiana basement walls. |
Why does soil matter when comparing bids?
Much of Hamilton County sits on heavy clay over glacial till. Piers need to reach that firmer till layer, often 4–12 feet down, so a bid should say how deep the piers go and how the installer will prove they got there.
Watch for
Red flags in a foundation quote
- A price given before anyone measures floor elevations
- Pressure to sign the same day for a "today only" discount
- Waterproofing sold to fix a structural crack, or piers sold to fix a wet basement
- A pier count with no explanation of why that many are needed
- A "lifetime" warranty that ends when you sell the house
- Add-ons bundled into one total so you can't compare line by line
Ask every contractor
Six questions that cut through the pitch
- 1.What is causing the movement — soil, water, or the original footing?
- 2.Why this many piers, and why on these walls?
- 3.What depth or pressure counts as "done" for each pier?
- 4.Will you give me before and after elevation readings in writing?
- 5.What happens if the house keeps moving after the work?
- 6.Can I see the warranty document before I sign?
